Money Stream, L.L.C., functions in the real estate market as a “Buyer’s Broker or Buyer’s Agent.”
This means that we represent you, the Buyer, in your home purchase. As a home buyer, that is the
relationship you should always want, someone who knows real estate laws and practices, and is
representing you in the transaction. What do we charge you for this representation? In almost
all cases, the answer is NOTHING. The seller of the property pays the real estate commissions, so
it does not cost you anything, and in many cases, may even save you thousands of dollars.
We also provide market research to help you identify homes in the specific areas where you desire to
live. Once the property is located, we help you negotiate and write the purchase offer. We assist
you with your mortgage application and continue to help through-out the loan process. We also advise
you in many other aspects of the home-buying experience. We treat your home purchase as if we were
buying the home for ourselves.
Many people will see a For Sale sign, and call the listing agent to arrange to see the property.
They believe that by so doing, they might save money on their home purchase. This is almost never
the case. By calling the listing agent, you have created what is known as “Dual Agency.” Dual Agency
means that one party or brokerage has agreed to represent both parties to a real estate transaction.
Although legal in Arizona, it has the potential for one party or both, being under-represented by
their real estate agent.
That Listing Agent agreed to represent the “Seller” in selling their home. This means that they have
agreed to get the highest price and best terms for their “Client.” They now also, by showing you the
property, create an “assumption of agency.” You assume that they are trying to help you, the buyer,
obtain the best price and terms, should you decide to buy that property. But they have signed a
contract with the seller to do just the opposite, to get the best price for the seller. By law, there
are many specifics that they cannot even disclose to you about that property or about the seller’s
reasons for selling. They have to keep secrets. It is not difficult to see how this creates a
“Conflict-of-Interests.” Can you imagine going to court and having the same attorney represent both the
plaintiff and the defendant?
Hopefully, by now, you can already see how new home sales agents are not representing you in your home
purchase. They are employees of the builder. They have a contract and an Agency Agreement with the
builder to represent the builder’s best interest. They are there to get the best price possible for that
home. They do have to be truthful with you regarding the distribution of information, and they will be
helpful in assisting you with your options and home decorating selections, but they do not represent you.
They are not looking out for your best interest. It’s the law; they have to represent the seller.

seller pays the commission. By utilizing our combination, real estate and mortgage services, you will save
five hundred dollars in closing costs. This amount will be credited towards your costs at close-of-escrow.
Money Stream, L.L.C. can legally help you with your home purchase anywhere in the State of Arizona. The
practically is that our agents do not have expertise in every neighborhood in the state. We want you to
receive the best representation available. We continue to create a referral network of real estate
professional’s through-out the state that have agreed to represent you in your home purchase. They have also
agreed to utilize Money Stream, L.L.C. for your financing needs, as long as our rates and fees are in your best
